Currently the economy of the United States is struggling through a deep and painful recession. It has been a time of mixed demand, credit and debt reductions, staff reductions and job loss, rental rate reductions and increased rental delinquencies.
It has also necessitated that many real estate investment companies reduce or eliminate much of the infrastructure upon which they have relied upon over the past decade. These realities do not obviate the need for quality analysis, action to modify property business plans and portfolio business plans, to restructure operations and to modify, refinance or restructure debt.
The question becomes upon whom does a company rely to do this work? In most cases, senior management lacks the time to address these issues. Frankly, they are too busy running the company, and keeping it going, to stop and take the time to do the detailed analysis necessary to determine how these issues and problem get addressed and solved.
