Is the current debt structure adequate and appropriate? If not, can and should it be refinanced or restructured? If refinance or restructure is appropriate, how should that be accomplished and who will undertake this initiative? What is the current real equity in the property verses the total investment? Is it necessary and appropriate to add additional equity? What is the yield to the investor based on each alternative? What is the impact on future business and reputation of the investor/developer of each contemplated action?
